Property staging is becoming the standard and is expected today at a certain price level.  Non-staged properties compare unfavorably to those that are staged.  Buyer agents can be expected to pre-screen out properties that are unstaged or poorly staged.

  • What can be done that will have the greatest return on investment?

Staging & Design Analysis     Fee:  $249

This service is included as part of the Exclusive Agency Listing Engagement and the Commission-based Listing Engagement.  We offer it as a stand-alone service for property owners within St. Louis and St. Charles Counties.  For maximum benefit, it is recommended to order the report at least one or two months in advance of offering the subject property for sale.

  • Full on-site analysis of property's exterior and interior and interview of property owner/seller is performed to gather information

  • Photographs are taken of the property

  • A professional report is prepared to specifically identify a range of property staging ideas, current concerns to address to increase appeal to buyers, and a checklist of detailed recommendations to enhance the property for staging purposes

 Silver Staging & Design Engagement     Fee:  $2,950  

This is the staging plan for vacant properties that are to be sold.  Upscale furnishings are selected in coordination with the overall marketing strategy.  (Note:  The Invinci commission rate used for the Commission-based listing engagement is reduced when the seller pairs the listing plan with Silver Staging & Design.  The commission savings may be greater than the staging fee.  However, there is no obligation to enter into a listing agreement with Invinci.)

  • Staging is performed for three rooms and a foyer

  • Furnishings are delivered and installed prior to the property being shown

  • Staged areas are maintained through the listing period

  • Furnishings are removed prior to final walk through by buyer
