Exclusive Agency Listing Engagement

3 Phases

Phase 1 Listing Service Fee $250 paid at time of Listing

 

The Exclusive Agency List Agreement offers exceptional value to property sellers and is generally not offered by most companies.  Sellers retain the right to be the procuring "agent" and save thousands of dollars in brokerage commissions.  Our fees are competitive on a dollar-for-dollar comparison against other real estate company offerings.  Our services make this a top value at virtually any price point.

  • One hour consultation to explain the Exclusive Agency List Agreement, obtain property details, tour property, and complete required documents for listing property. The listing agreement is prepared and signed by all owners and Invinci.

  • Photography session upon property being staged & show-ready

  • Invinci yard sign delivered and installed on property

  • Key lock box loaned for the duration of the listing to enable licensed agents to conveniently arrange showings

  • Property staging checklist and consultation to evaluate the potential value of making improvements (click here to learn more about Invinci Staging & Design)

  • Property details entered into the Multiple Listing Service. This is where the commission rate is established for cooperating brokers, seller's financing terms are displayed, and showing instructions are provided. (Note: Invinci's policy is to input data within 24-hours of having a signed listing agreement. Contact us to find out why this is important. Hint - we don't pocket the listing for several days to try to find an in-house buyer.)

Phase 2 Listing-Contract          Service Fee  $500 Paid at closing

  • Full internet advertising on real estate sites and through social media

  • Property virtual tour video produced and published online

  • Coordination and documentation of all showings

  • Print advertising as appropriate

  • Informational Property posters and flyers printed and supplied to highlight property features

  • Neighborhood flyers and postcards created/delivered

  • Updates to MLS for changes to property information (3 updates included in plan)

  • Represent Seller in negotiations with buyer/buyer's agent

Phase 3 Contract-to-close        Service Fee  $1,000 Paid at closing

  • Represent Seller to negotiate inspection resolution

  • Coordinate all appointments, access to property for surveyor, appraiser, etc.

  • Monitor contractual terms for removal of contingencies

  • Represent seller for any contract addenda negotiations

  • Documents supplied as appropriate

  • Coordinate with settlement company

  • Back up offers presented and negotiated

  • Review of settlement documents prior to closing meeting

  • Removal of key lock box, yard sign, and posters
