Buyer Plan

Invinci offers representation to buyers as part of an Exclusive Buyer Representation Agreement. There is a nominal engagement fee of $149 to start services. Please note that this nonrefundable fee is in addition to a commission that Invinci may receive from a cooperating broker at the time your purchase transaction is settled.

Services provided include the following:

Initial 50 minute meeting to discuss property criteria, financing options, and relevant decisions regarding property tour scheduling, possession requirements/preferences, and other contingencies that may be required when making a purchase offer.
Market research to identify properties currently on the market that meet your criteria.
Ongoing contact to ensure property information is reviewed timely and showings are prioritized.
Arrange the efficient scheduling of showings.
Travel and touring time to meet you at each prospective property candidate.
Advice and support for evaluating and comparing properties. This is a critical, analytical service that separates Invinci from other companies. We use proprietary tools to assist you with comparing the potential financial outcomes of each property as an investment. Apart from the emotional appeal, Invinci recognizes that real estate is an investment that carries certain financial risks.
Assist with the purchase offer documents.
Effectively negotiate the purchase terms with the seller's agent.
Represent you through the timely satisfaction of buyer and seller performance of contractual contingencies.
Serve as liaison to third parties such as title company, municipal governments, surveyor.
Assist with contract amendments, their negotiation and adoption.
Provide analysis and consultation for the pre-closing review of your settlement statement.
